We have been going to this IHOP at least once a week for years. The food is fantastic, always hot and cooked to our specifications ( we always tweak the menu slightly and the staff is always very accommodating.)

The restaurant is clean, well maintained and nicely decorated. The wait staff, host staff, and mangers are always friendly and welcoming.

The only "downside" might be that it has such a great reputation there can be a 30 minute wait for a table on a weekend morning --- but trust me, it is well worth the wait!
